If you have land or property you are interested in, we will conduct a site survey and arrange a viewing. We will also explain the plans for new building or renovation.

We will propose a business plan including income/expense simulation.

If the business plan is in line with your wishes, we will proceed to sign a contract for purchasing the property and another contract for the new construction and renovation plan.

We will transform land or existing properties into accommodation facilities.
We will also proceed with preparations for opening the business, including applying for licenses and installation of furniture and appliances. -

Opening & start of operation
Finally, your very own "Tokyo villa" is completed.
Owners are welcome to use the property themselves and experience the beauty of a Tokyo villa. In addition, when not in use, we will also list and manage the facility on Airbnb and other online travel agencies.

How much does it cost to start operating a rental villa?
The cost will vary depending on the property conditions but usually will be starting from 350,000 yen. The main costs are for installing equipment in the building to obtain licenses, and for installing the equipment and systems necessary for operation. Other fees include photography, creation of various accounts for listing and recruiting, initial setting, etc.

How long does it take from signing a contract to starting operations?
Usually, it will take about two to three months. We will prepare the documents needed to obtain permits and install the equipment and systems necessary for operation. In addition, we will perform operational preparations such as taking photos, creating various accounts for posting, and recruiting.
